Success is measured in meeting expectations, not just meeting deadlines. We offer complete construction management or you can contract our expertise for key services during the construction phase. This gives you the control you desire and ensures harmony in bringing a project to a successful completion.


CONSTRUCTION MANAGEMENT CONTRACT

Phoenix Contractors holds all subcontracts and takes sole responsibility for timely, successful completion of your project. This has us involved with you from the earliest planning and design phases. 

We Keep YOU Engaged:

We will work directly with your architects and designers to determine needs and set out a construction schedule.

  • Develop a conceptual estimate of your costs
  • Project a rough schedule right from the start.
  • Explore “what-if” cost and timing scenarios
  • Sharpen the schedule and tighten the cost estimate as the design comes into focus.
  • Solicit competitive bids from qualified subcontractors, select those who offer high quality at a fair cost, and give you a single contract with a lump-sum price for the full project.
  • Then, with your approval, we will proceed with construction.

DESIGN/BUILD CONTRACT 

If you are embarking on a new construction project and you have a clear view of its scope, budget, and schedule, a design/build contract with Phoenix Contractors can be the right way to go. We take full responsibility for design as well as construction. In some cases, a design/build contract can deliver the best blend of speed and cost-efficiency.


NEGOTIATED CONTRACT

Under a negotiated contract, Phoenix Contractors will work closely with you and your architect and engineering firms (electrical, mechanical, plumbing/sewer, and site) to establish clear goals for your construction project. We help you select the professionals you can trust and who can best deliver on your project’s goals. Much control remains with you in a negotiated contract, so you can feel added assurance that all work will be competitively priced.


HARD DOLLAR BID CONTRACTS

There are cases where a hard-dollar bid contract works well. If you have a complete design and you are simply looking for a top-quality general contractor to cost out the construction, Phoenix Contractors will be pleased to give you a competitive bid.  If we are chosen to deliver on the construction, we will carry through completely on the project within the contract’s terms.

Project scheduling is an essential part of all construction projects. Phoenix Contractors has the experience and technology to provide complete and accurate construction schedules for every kind of project. Here, in brief, is how we schedule projects:

  • Project management produces a bar chart schedule 
  • Each schedule develops during pre-construction review and is updated for the construction phase of the project.
  • Information used to develop time lines is provided through the Phoenix historical database, specialty trades, and project-specific requirements.
  • Once implemented, scheduling is followed closely throughout design and construction, which allows for timely completion of the work.

Cash Flow Scheduling

Phoenix can provide cash flow scheduling to estimate the flow of funding required monthly, based on the completed value of the work. This offers insight to lenders and clients on how each anticipated payment relates to time and the scheduled activity.

Along with these specific disciplines, Phoenix has a group of skilled tradesmen to perform many of the miscellaneous specialties and accessories tasks on a project.

Under a construction management contract, Phoenix will provide the opportunity to bid, and will competitively bid all categories of the work. Our project superintendent will directly supervise all construction work on the project, whether performed by Phoenix Contractors or subcontracted resources.


SUSTAINABILITY/GREEN BUILDING/LEED CERTIFICATION

Phoenix Contractors is committed to building and renovating in ways that use resources efficiently and help to sustain a clean, healthy environment. Here are just a few examples of our earth-friendly methods and approaches on recent projects:

Putting the Green in Greenhills School

Phoenix Contractors constructed a green addition to Greenhills School, a leading independent middle and upper secondary school in Ann Arbor. The addition aimed for “gold” certification – second only to “platinum” – in the Leadership in Energy and Environmental Design (LEED) Green Building Rating System. The addition has a green roof to handle rainwater and aid in efficient capture and use of energy.

Experienced with Green Construction

In 1993, Phoenix Contractors renovated the Phoenix West building, a 26,000-square-foot home to numerous professional offices with custom interior build-outs two blocks west of Main Street in downtown Ann Arbor. Phoenix West is not only an exceptionally elegant building – distinguished, for example, by its coved ceilings and recessed lighting – it also conserves energy well.
